The brief
OVG's Global Sports Tower was one of the most ambitious mixed-use sport developments entering Saudi Arabia. Before the first slab was poured, they needed to know what goes inside it, who operates it, and whether the economics hold. That was our brief.
The approach
Three questions we answered before the design was locked.

Anchor sport mix
The tower needed a primary sport anchor that drives daily footfall, not just event-night crowds. We modelled occupancy by sport type across the GCC market and built a programming thesis around the top-performing mix for a Riyadh catchment.

Revenue layering
Courts alone do not pay for a tower. We structured a model across leagues, memberships, coaching academies, brand partnerships and event hire. Stress-tested across low, base and upside scenarios, the model was used to underwrite OVG’s operating commitment.

Regional operator landscape
We mapped the existing and incoming sport operator market across KSA, identified partnership and co-venture candidates, and advised on the ownership versus management decision for each facility type inside the tower.
