The brief
Build a venue that programs itself. The owner-operator wanted Dubai's largest indoor sport facility but more importantly, one that would fill on a Tuesday night, not just a Saturday tournament. We came in as the operator-in-the-room from day zero.
The approach
Three sport-mix pivots that paid for the building.

Convertible courts
Five floors, fourteen sports, one booking system. We re-engineered the floor specs so a basketball court at 6pm becomes futsal at 8pm, without a 2-hour reset.

League-first programming
Anchor leagues take 60% of prime-time slots. Casual bookings fill the gaps. Owner-operators usually invert this and starve.

F&B as a sport asset
The terrace overlooks the pitch. We programmed match-watching, league finals and family nights so F&B revenue tracks (not lags) sport revenue.
